Why promoting customer and product choice can increase beneficiary distributions

Life is full of decisions, and estate management is no different. That’s why we give our clients control over how limited estate funds are spent and, ultimately, how much is available for distribution to beneficiaries. Sounds interesting? Read on.

Giving clients more control over the most valuable estate asset

In most estates, the property represents the greatest value, which is why we have focused heavily on creating flexibility and choice around the sale process, because this is where the most meaningful financial impact can be achieved.

When we are instructed to sell an estate property, we present the Executor or appointed representative (typically a Probate Solicitor/Administrator) with a suite of options, enabling them to select the route best suited to the individual estate circumstances.

Our property sale options:

  • Direct to Open Market
    We market the property directly through PSG using our Rightmove account, acting as the estate agent.
  • Zero Fee Open House
    We organise and manage a scheduled Open House event designed to maximise buyer competition and create urgency.
    The key benefit: the selling fee is paid by the buyer, not the estate, allowing Executors to preserve estate funds for beneficiaries.
  • Managed Estate Agency
    We work closely with preferred or local estate agencies while managing the entire process on the client’s behalf.
  • Auction Sale
    A suitable option for properties requiring significant redevelopment, or where other routes have not been successful. We partner with a specialist auction provider for this service.
Why most clients choose the Zero Fee Open House model

While all four routes remain available, our experience shows that 80% of our customers independently opt for the Zero Fee Open House. The feedback is consistent:

  • Higher sale prices (typically 98–102% of market value)
    The Open House model generates strong buyer interest, encouraging competition and triggering the familiar FOMO effect.
  • No selling fee for the estate
    Because the purchaser covers the selling fee, estate funds remain untouched.
    Although one might expect buyers to reduce their offer to offset this cost, the competitive nature of the Open House ensures that offers remain strong and often exceed expectations.

Over the past two years, we have sold C. £200m worth of property using this approach. This represents a significant saving to these estates as they did not pay any selling fees.

Choice in how and when to pay for services

Executors also benefit from financial flexibility. When they grant PSG sole selling rights, they can opt to use our Estate Funding Facility (EFF). This allows us to fund all property-related costs during the Probate period, interest free. These costs are then repaid from the property sale proceeds.

To date, the EFF has funded £650K in management, insurance, and valuation costs, supporting £50m worth of property sales, relieving Executors from upfront financial strain and preserving estate liquidity.
