Is your vacant property protected?

Do you currently own a property that is vacant? If the answer is yes, then do you have it protected?

A vacant property is always more susceptible to damage and natural issues compared to an occupied one. Leaky pipes, blocked gutters, weather damage, broken exterior, garden overgrowth, are a few of the many problems that can occur. If not dealt with quickly, these problems can amount to be very expensive, especially if criminal damage is inflicted.

If a home is left unoccupied, for more than 30 days, then most general home insurance policies will become invalid. However, a few companies may honour the cover until the policy ends but this is rare. This means upon the owner’s passing, most insurance contracts will become void or invalid. This is why it’s important that you act to ensure your property is protected.

Once we have been contacted – usually by an attorney, deputy or executor – informing us of an owner’s death or illness, our priority is to then make sure the property is protected. At £50 + VAT whether you sell via us or not, with no tie in, no need for vacant inspections or drain downs, it really is the most cost-effective and flexible property vacant insurance available to you that runs on a month-to-month basis and covers building and contents.

To ensure your property is protected even further, we also oversee the security, for example, if the locks need changing. This is a service we offer in our Essential Extras; we work with national contractors that can help drive prices down, therefore saving the estate additional money.

Our Essential Extras services will prepare your property to market, which may need a little more attention than normal if the owner may have been unwell and unable to maintain the property. There could be a lifetime of treasures that may need to be cleared from the property, which can often result into either a full house clearance, deep clean or even redecoration.

Garden maintenance and garage clearance may be mandatory, and essential repairs may also need to be carried out. No matter the requirement, our caring team will arrange all services needed, this can extend to regular vacant inspections, drain downs and sale of vehicles. If it isn’t listed, just ask and we will be pleased to help.

We will charge an admin fee of only £25 + VAT for the extras and unlike other managing agents, we will not charge by the hour.

Our Essential Extra services are designed to save legal representatives and our clients time and money. We will retrieve quotations and oversee completion of all works. Our caring team appreciate how stressful and difficult selling a property can be and will be pleased to assist or answer any queries throughout the whole process.
